Little Falls Roofing Contractor — Roofs Above a Flood Line
Four fifths of the houses in Little Falls were built before 1980, and a good number of them have been wet at least once. That combination is the whole job here: old framing, old decking, and a township where the river has a vote. What a Little Falls Roof Is Really Being Asked to Do
Old stock treated as old stock. 80% of township housing predates 1980 and the single biggest decade of building was the 1950s, so plank decking and multiple layers are the norm, not the exception.
Singac bungalows understood. Small single-storey houses on low ground need different detailing at the eave than a Great Notch colonial on the ridge does.

Three Sections, Three Different Roofing Problems
Little Falls is small, under three square miles, but it is not uniform. It runs downhill from east to west.
Great Notch sits at the top, named for the gap in the first Watchung ridge. The Center sits in the middle. Singac sits at the bottom, along the Passaic.
Singac is described in the record as mainly bungalows and smaller single-storey dwellings, many of them in a flood zone. That is not a slur, it is a design brief.
A bungalow has a low eave, a shallow overhang and a short run to the ground. Every detail at the edge of that roof matters more than it would on a two-storey house.
The Age Profile, in Numbers
Census figures for the township show 80.1% of housing units built before 1980 and 68.4% before 1970.
The largest single cohort is the 1950s, at roughly 27.6% of all units. Another 22% predate 1939 entirely.
Fifty-nine percent of the stock is single-family detached, so this is mostly houses rather than apartment buildings.
Practically, that means we expect board sheathing, we expect at least one prior covering, and we expect the deck to be the thing that decides the final number.
The Permit Here Is Simpler Than People Expect
Little Falls sets a flat fee. Chapter 71 of the township code lists roofing and siding work in use groups R-3, R-4 and R-5 at $70, and Chapter 46 names roofing and siding as its own building permit category.
That is unusual and it is useful. Most towns price the same work as a percentage of job cost, so a big roof costs more to permit. Here it does not.
The state rule still applies underneath it. Replacing an existing roof covering on a detached one or two family home is ordinary maintenance under N.J.A.C. 5:23-2.7.
Sheathing is the line. Take decking off and put new decking on and you are into structural work, which is outside the exemption and needs the permit and the inspection.
There is no separate Little Falls contractor licence. The requirement is the state HIC registration, which we hold, and the maps and flood documents are on file at the Division of Construction at 225 Main Street.
Working in a Township That Floods on Record
The Passaic River gauge at Little Falls has 63 floods on record going back to 1903 and a flood stage of seven feet.
In December 2023, 260 households in the flood zone were told to evacuate. The river peaked around 10.3 feet in the early hours of 20 December and roughly 60 homes took significant water damage.
Some of the same households flooded again in January 2024, including parts of Singac and backyards along Riverview Circle.
Little Falls also recorded the highest Hurricane Ida rainfall total in Passaic County, 7.14 inches, and the Jackson Street and Harrison Street area took three to four feet of water.
We schedule around this. A tear-off is a house with no roof on it for part of a day, and that is not a decision to make casually in this township in a wet week.
Roofing a House That Has Been Under Water
A flooded house is a roofing question more often than people realise, because the moisture that went in at the bottom has to leave somewhere.
If the attic and the roof assembly cannot breathe, that moisture ends up condensing on the underside of the deck through the following winter.

Elevated Houses and How We Work on Them
Little Falls has taken federal and state money to elevate houses rather than only to buy them out, and the mayor has said publicly that elevation is the preferred route.
A lifted house changes the roofing job. The ridge is higher, the ladder set is different, and the ground around the house is often disturbed or newly graded.
We plan the staging for that specifically, including where a lift or a hoist can safely sit on ground that has been recently worked.

The Peckman, the Passaic and Your Gutters
The Peckman River meets the Passaic just past the township, and the Army Corps project for the basin has been authorised with more than $146 million behind it.
That project will change the picture over time. It does not change what your own roof does with rainfall this autumn.
On a low-lying lot, roof water needs to be collected properly and discharged well away from the foundation, and that is a roofing decision rather than a landscaping one.

Chimneys, Siding and the Rest of the Envelope
On a 1950s Little Falls house the chimney is usually original and the roof is not, which means the flashing between them has been remade at least once by somebody.
Bad chimney flashing reads exactly like a roof leak from inside the house. We trace it from the attic and photograph the entry point before quoting.

Should I roof now or wait until the house is elevated?
If elevation is funded and scheduled, waiting is usually the right call, and we will tell you so. If it is years away or uncertain and the roof is failing now, that is a different answer. We give you the honest one either way and put it in the report.
My Singac bungalow has a very low roof. Is that harder?
Not harder, but different. A low eave with a short overhang throws water close to the wall and gives ice less room to melt clear, so the eave detailing, the underlayment at the edge and the gutter sizing carry more weight than they would on a taller house.
