A third of Teaneck — 33.3% — was built before 1940, and 76% of it predates 1960. That is a township of Tudor Revival gables, Colonial Revival clapboard and 1950s Capes, nearly all of them now on a second or third roof. Roofing Teaneck’s Pre-War Houses, Era by Era 

Teaneck has the county’s densest run of 1920s and 30s Tudor and Colonial Revival houses. Dormers, valleys and steep pitch make it a longer job than the square footage suggests.

Replacing an existing roof covering on a detached one- or two-family home needs no construction permit under N.J.A.C. 5:23-2.7. Sheathing and structural work are not exempt.

1950s Teaneck chimneys are usually original and unlined. It is the most common thing we find that owners did not know about, and we photograph it.

Teaneck Built Its Houses in Two Waves

The population went from 4,192 in 1920 to 16,513 in 1930. Almost nothing else in Bergen County moved that fast.

Two things caused it. The Phelps Estate was opened for development in 1927, and the George Washington Bridge landed in 1931.

That single decade left the county’s densest concentration of Tudor Revival and Colonial Revival houses, along with all the rooflines that come with them.

Then came the second wave. The median house here dates to 1950, and a quarter of the whole housing stock — 25.2% — went up in the 1950s.

Two Waves, Two Different Roofs

A pre-war roof in Teaneck is cut up. Dormers across the front, valleys where the wings meet the main run, steep pitch, and a great deal of flashing.

Some of those houses still carry their original slate. Most carry the asphalt that replaced it, and now and then that asphalt was laid straight over the old work.

Either way the job takes longer than a modern roof of the same square footage, and it wants a crew that has stood on one of these before.

The 1950s quarter of the town is a far simpler proposition. Gable and hip, few penetrations, nothing clever going on in the framing.

What those houses have instead is undersized gutters, no ice and water shield at the eaves, and edge details that were never meant to reach seventy years old.

Where We Work, and What the Ground Does

We work Cedar Lane, Queen Anne Road and DeGraw Avenue, the West Englewood streets around The Plaza, Glenpointe, and the older blocks near River Road once called East Hackensack.

The Hackensack River forms the western boundary of the township, and FEMA studies two separate flooding sources inside it — Overpeck Creek and Teaneck Creek.

That matters less for the roof deck itself than for everything the roof hands off to: leaders, grade, splash blocks, and the masonry at the bottom of the wall.

So an estimate here covers the water’s whole route. We would far rather solve a damp basement wall with a leader extension than sell you something bigger that you do not need.

The Two Ways a Teaneck Roof Gives Out

On the 1920s and 30s houses, failure starts at the joints. Valleys, dormer cheeks, and the point where a steep plane meets a shallower one.

Water is not sitting still on those roofs. It moves fast, and it finds anywhere two pieces of metal were lapped the wrong way.

Slate fails differently again. It outlives the nails holding it, so tiles slip one at a time while the field around them still looks sound.

The 1950s houses give out at the edges. Eaves rot and fascia softens behind a gutter run that was undersized the day it was hung .

Neither pattern announces itself in the attic. It shows up as a ceiling stain three feet from where the water got in.

Reading a Dormered Pre-War Roof From Across the Street

You do not need a ladder to know a roof wants attention. Stand across the street and look along the ridge line first.

  • A ridge line that dips or waves between the two gable ends

  • Dark streaks running down from a dormer cheek or a valley

  • Gutter joints weeping in dry weather, or spikes pulling out of the fascia

  • Mortar dust and small brick fragments on the roof below the chimney

Inside, check the ceiling under the valleys and along the top of the exterior walls, not just the middle of the room.

None of that proves you need a new roof. It tells you the inspection is worth booking before the next freeze.

Why the Stack Is Older Than the Roof It Passes Through

Most chimneys here have never been replaced. The roof around them has, often twice, while the masonry is still the original 1920s or 1950s work.

So the stack has taken every freeze since the house was built, while the covering it passes through was refreshed twice.

On the 1950s houses the flue is usually unlined. Nobody hid anything; clay liners were not standard on every build in that decade.

Rebuilding a Boom-Era Stack Back to the First Sound Course

The crown is the sloped cap on top of the chimney. Once it cracks, water runs down inside the masonry instead of off the face.

That is where most rebuilds begin. Freeze water inside the brick for thirty winters and the top three or four courses lose their grip.

We rebuild from the first sound course up. Everything above comes off, the brick is matched to the house, and the new crown gets a drip edge.

A framed chase on a later addition is a different repair. There the problem is nearly always the chase cover and the counterflashing, not brick.

The Leak Everyone Blames on the Chimney

A ceiling stain near the chimney usually has nothing to do with the chimney. It is the flashing where the roof meets the masonry.

Step flashing goes in course by course as the roof is laid. Counterflashing sits in a cut mortar joint and laps over its top edge.

The common shortcut is a bead of roof cement instead of a properly cut reglet. It holds for two or three winters, then stops.

On a steep pre-war roof there is a second issue. A wide chimney partway down the slope needs a cricket behind it to split the water.

Without one, leaves and grit pack against the upslope face and water backs up under the shingles. We build the cricket, not a seal around the puddle.

Siding That Belongs on the House It Is On

A Tudor Revival elevation has stucco panels, half-timbering and usually a brick or stone base. It does not want a flat wall of wide vinyl plank.

A Colonial Revival wants clapboard at a four to five inch exposure, finished with proper corner boards rather than snap-on corner posts.

The 1950s Capes and ranches are more forgiving, but they still look wrong when the exposure is doubled to save time.

Getting this right costs nothing extra at the ordering stage. Getting it wrong costs plenty, because the only fix is taking the wall off again.

 

Repair, One Elevation, or the Whole House

Siding decisions here are made one elevation at a time. The south and west walls take the weather; the sheltered sides often have years left.

If the failure is impact damage or a few split courses, we repair. The real work is matching profile and color on a wall that has aged.

If the sheathing behind it is wet, the wall comes off. There is no useful repair over rot, and we show you the readings that made the call.

A full re-side earns its money when you are already opening the wall for windows or insulation, or when three elevations are due anyway.

 

What We Actually Fit on Houses This Age

Material choice on a period house is narrower than the showroom suggests, because half the catalog will not sit right on the elevation.

On the roof, architectural asphalt covers most of what we do, in heavier weights and profiles that suit a steep, cut-up plane.

Where original slate is still sound we repair slate rather than talk you out of it. Where it is genuinely spent, we say so.

Steps, Stoops and the Walls Around a Pre-War Lot

The masonry on these lots is as old as the houses. Front steps, a stoop, a low wall along the drive, sometimes a retaining wall.

Most of it was built well. What it was not built for was seventy years of de-icing salt and a hundred freeze cycles a decade.

We repair far more of it than we replace, because the original brick and stone is usually better than what a supplier sells today.

 

Repointing Old Brick Without Making It Worse

Repointing is the easiest way to damage a period wall, and the damage does not become visible for roughly ten years after.

Old brick is soft. It was laid in a soft lime mortar meant to give a little and to fail before the brick face does.

Fill those joints with a hard modern Portland mix and the brick becomes the weak part. The face spalls off instead of the mortar crumbling.

So we match the mortar to the wall, rake the joints back to the right depth, and tool the profile to match what sits next to it.

The same approach carries through everything else we point and rebuild, on front steps and drive walls as much as on chimneys.

 

What Thirty Freeze Cycles Do to a Walkway

Water gets into a joint, freezes, expands and pushes. Do that a few dozen times a winter and the joint stays open after the thaw.

On steps, it shows first at the nose of the tread, where the edge is thinnest and the salt sits longest after every storm.

On a walkway it shows as heave. One flag lifts, its neighbor drops, and the joint between them becomes a trip hazard.

On a retaining wall it shows as a lean. That one is usually not frost; it is water with nowhere to drain from behind the wall.

The fix there is drainage. Gravel backfill, a pipe along the base, weeps through the face. Rebuilding without them just buys a few years.

Teaneck sits at roughly 128 feet, so nothing drains dramatically on its own. Flat ground makes that detail more important, not less.

 

The Historic Exemption, and an Expensive Tree Rule

Teaneck’s historic preservation ordinance carries the clause that matters most to a homeowner. Repainting, repair or exact replacement of an existing improvement is exempt from a Certificate of Appropriateness.

A COA is required only when the color or the exterior surface material changes. On a designated property, matching what is there is the straightforward route. Switching material is the route that needs approval.

The other rule covers public trees. Damage is assessed at replacement value of up to $27 per square inch of trunk cross-section at breast height, plus the appraisal cost.

  • Confirm with the township whether your property carries a historic designation

  • Match the existing color and material exactly and no COA is needed

  • Apply for a COA before changing material or color, never after

  • Use a certified tree contractor carrying $1,000,000 per occurrence liability cover

Why does a 1920s Teaneck roof cost more than a newer one the same size?

Because it is cut up. Dormers, multiple valleys and steep pitch mean far more flashing, more labor and more places for the detail to go wrong. Same square footage on paper, a genuinely different job on the ladder, and the price reflects the hours.

Do I need historic approval to replace my roof?

Not for repainting, repair or exact replacement — the ordinance specifically exempts those from a Certificate of Appropriateness. You need one only if the color or the exterior surface material changes, so matching what is already on the house keeps the whole process simple.

My chimney has never been lined. Is that normal around here?

On a 1950s house in Teaneck, yes, and it is still worth addressing properly. Seventy-year-old unlined masonry flues are the single most frequent thing we find that homeowners had no idea about. We photograph the inside and explain the options.

What happens if a street tree gets damaged during the work?

The township assesses replacement value at up to $27 per square inch of trunk cross-section, plus the appraisal cost on top. On a mature street tree that runs into serious money, so we plan staging, deliveries and dumpster placement around them from the start.

Questions Teaneck Homeowners Ask Before They Sign Anything

The permit question first. Under N.J.A.C. 5:23-2.7, replacing an existing roof covering on a detached one- or two-family home counts as ordinary maintenance and needs no construction permit.

Siding falls under the same exemption with one exception: polypropylene siding does need a permit. Roof sheathing and any structural work are never exempt, whatever the covering above them is doing.

That is state code rather than a township rule, and it sits separately from anything the historic preservation ordinance asks of a designated property.

Anything we are not certain about, we confirm with the township building department before the job starts rather than halfway through it. Nobody enjoys the alternative.
