Ice dams form when heat escapes into the deck, melts the snow, and the meltwater refreezes at the cold eave. Under heavy shade that eave stays colder.

Sixty-Year-Old Stacks Standing Under a Canopy
The chimneys on this stock are the age of the houses, which means around sixty years of freeze and thaw with nothing sheltering them.
Under a canopy a stack stays wet. Leaf litter lands on the crown and holds water on the one surface up there whose job is shedding it.
Shade also grows moss into the joints. Moss keeps the brick face damp through the winter, and the frost cycle does the rest.
So the stack work we do on these sixty-year-old chimneys starts at the top — crown, cap, top courses, then down the flue. The roof comes second.
Crown, Cap and Taking It Down to Sound Brick
The crown is the sloped cap on top of the stack. It is the cheapest element up there and reliably the first one to crack.
Once it cracks, water runs down inside the brickwork instead of off it. Spalled faces, blown joints and a damp chimney breast follow.
A cap keeps rain and leaf litter out of the flue. On a wooded lot it also stops a nest closing that flue off completely.
A rebuild means taking the stack down to a sound course, reusing whatever brick can be reused, and rebuilding to the profile that was there.
Saddles, Step Flashing and Tracing the Real Leak
Most leaks blamed on a chimney are flashing leaks. The chimney is simply the tallest thing near the wet patch, so it gets the blame.
On a shallow plane the debris piling up behind a stack sits there permanently. A saddle, or cricket, sheds that water around the stack instead.

Sealing the wrong joint is worse than doing nothing, because the leak carries on and you now believe it has been dealt with.
