SERVING HAWTHORNE, NJ
Hawthorne NJ Roofing Contractor — Roofs, Gutters and Goffle Brook
Most of Hawthorne drains into Goffle Brook, and the borough sits at about 85 feet, lower than almost anything around it. That makes the roof and the gutters one system rather than two. We size the drainage to the roof it is actually serving, we look at where the leader discharges, and we say so in writing. Roofing first, but the water is the part that gets people. Licensed NJ HIC #13VH13359900, insured, twenty-five years.
What We Check on a Hawthorne House
The whole drainage chain, not just the shingles: roof area, gutter size, leader position and where the water lands once it is off your property.
Layer count on an old borough. Around 71% of Hawthorne housing was built before 1970, so a second covering laid over the first is common here.
Two-family buildings handled as one roof with two households, because barely half the borough’s housing stock is single-family detached.
Flood ordinance respected. Hawthorne joined the NFIP in September 2007 and adopted its current flood damage prevention chapter in July 2023; we check the mapped position before booking.

A Borough That Drains Into One Brook
Hawthorne covers about 3.35 square miles at roughly 85 feet of elevation, and the largest part of it drains into Goffle Brook, which runs on into the Passaic.
Goffle Brook Park, 103 acres laid out by the Olmsted firm between 1930 and 1932, runs the length of the brook through the middle of the borough and has been on the National Register since 2002.
It is the borough’s best feature and its clearest warning. During Ida in September 2021 the brook came over its bridges and pathways through the park.
In late July 2026 Goffle Road became effectively impassable, a culvert off Wagaraw Road collapsed, Route 208 flooded at Goffle Road, and the fire department carried out seventeen water rescues.
Why That Is a Roofing Page and Not a Weather Page
Because every roof in the catchment is feeding the same system, and most of the older gutters on those roofs are undersized for the rainfall we now get.
A five inch rainfall onto a 1,500 square foot roof is a large volume of water arriving in a short window, and a five inch gutter with two leaders will not move it.
It overtops at the back of the gutter, runs behind the fascia, and soaks the roof edge, the soffit and the top of the wall.
That is the failure we are called out to most often in Hawthorne, and it very rarely starts as a shingle problem.
Sizing Drainage for a Hawthorne Roof
We measure the actual roof area feeding each run, count the leaders and look at the pitch, because a steep roof delivers water to the gutter faster than a shallow one.
Where the existing gutter is too small we say so and price the correct size, rather than replacing like for like and leaving you with the same problem in a new colour.
Leaders get moved where they discharge against the foundation or onto a neighbour’s grade. That is often a two hour job with a disproportionate benefit.
Guards get recommended only where the tree cover justifies them. Under mature trees they earn their keep; on an open lot they are a solution to a problem you do not have.
Under state rule, repair, replacement or installation of exterior gutters and leaders is ordinary maintenance and needs no permit, which keeps this work straightforward.
The Age and Shape of Hawthorne Housing
There are roughly 7,600 housing units in the borough and about 73% of them are owner occupied.
Around 71% of the stock was built before 1970, and a large share of that predates 1940 entirely.
Only about 52% of units are single-family detached, so nearly half of Hawthorne’s housing is two-family, attached or multi-unit.
That mix matters for permits. The state exemption for roof covering replacement applies to detached one and two family dwellings. On an attached building the permit is required.
Pre-War Roofs and What Is Under Them
On a house from the 1920s or 1930s we expect plank sheathing with gaps between the boards, and we expect at least one prior covering.
Plank decking holds a nail differently to plywood. It cups, it splits along the grain and it lets go at the board ends, which is exactly where fasteners sit.
Where boards have to be replaced or overlaid, that is structural work and it needs a permit. We tell you that before the job rather than mid tear-off.
We photograph the deck as we go and show you the pictures. Nobody should be asked to approve extra work they have not seen.
Ice at the Eave
A low, old, well insulated house with poor attic ventilation is the classic recipe for ice damming, and Hawthorne has a lot of them.
Heat escaping into the attic melts snow high on the roof, the water runs down to the cold overhang, refreezes and backs up under the covering.
The fix is ventilation and edge protection, not a heat cable. We check intake at the soffit as carefully as exhaust at the ridge, because ridge vent above blocked soffits achieves nothing at all.
Ice and water membrane at the eave and in the valleys is standard on our roof replacements here, not an upgrade line on the estimate.
Permits, Registration and the Borough
Hawthorne’s Building Department sits at 445 Lafayette Avenue and prices roofing, siding, stucco and stone veneer per thousand dollars of job cost under its fee schedule.
The state requirement is HIC registration, which we hold, and which the borough asks to see before issuing a permit.
Chapter 247, the borough’s flood damage prevention ordinance, was adopted in July 2023. Hawthorne has been in the National Flood Insurance Program since September 2007.
If your property is in the mapped area near the brook, we confirm the position with the borough before scheduling rather than assuming.
Chimneys, Siding and Masonry Here
On borough housing of this age the chimney is normally older than the roof and the flashing between them has been remade by someone at least once.
We trace leaks from the attic downward, photograph the entry point and tell you whether you are buying a roof, a flashing repair or a chimney rebuild.
Siding, masonry steps and walkways are all in house too, so the roof edge, the fascia and the top of the wall get solved together.
Around Hawthorne
Goffle Brook comes down out of the higher ground in North Haledon, where the same water starts a good deal further up, and the crew works south into Totowa and Clifton most weeks. If you sit on one of those lines, the estimate does not change.
Frequently Asked Questions
My gutters overflow every heavy storm. Do I need a new roof?
Usually not. Overflow at the back of the gutter is normally a sizing or leader problem, and in Hawthorne it is the single most common thing we get called about. We measure the roof area feeding each run before recommending anything, and gutter work needs no permit under state rule.
Is my house in the Goffle Brook flood area?
We check it rather than guess. Hawthorne has been in the NFIP since September 2007 and adopted its current flood chapter in July 2023, and the borough can confirm the mapped position for a specific address. Streets along Goffle Road and near the park are the obvious ones, but the map is the authority, not the street name.
Do I need a permit to reroof in Hawthorne?
Not for a like-for-like covering replacement on a detached one or two family home, which is ordinary maintenance under state rule. If your building is attached, or if sheathing has to be replaced, a permit is required and we file it. Given that only about half the borough is detached housing, it is worth checking which category you are in.
I get ice building up on the front overhang every winter. Why?
Almost always warm air escaping into the attic, melting snow up high and letting it refreeze at the cold eave. The answer is ventilation and edge membrane rather than cables. We look at soffit intake as well as ridge exhaust, because blocked intake is the usual culprit.
What Hawthorne Homeowners Ask Us About First
More calls in Hawthorne start with water in the wrong place than with a visibly failing roof, and that is worth saying plainly.
Overflowing gutters, a wet band along the top of the wall, ice on the overhang: these are drainage symptoms and they have cheaper answers than a full replacement.
We would rather tell you that on the first visit than sell you a roof you did not need for another six years.
Nothing on this page replaces the Building Department’s own answer for your address, and where it matters we confirm with them before the work is scheduled.
The visit is free, there is no follow-up pressure, and the written scope comes to you either way.
